question iconHi, We will be coming in next Monday to discuss Estate Planning w/ you all and we have just purchased our Tenant/Landlord lease agreement from you for our rental properties. I am curious if you have a background check company that you would recommend and whether or not you would advise us to have applicants provide us with their background check or if we should pursue background checks ourselves. We live in Palmer Lake, CO and our properties are in Castle Rock, Monument and Colorado Springs

Thanks for trusting our firm with your estate planning and leasing. I recommend having the client pay for the background check and you pulling it to ensure that you get the data that you want to see. There are several online services which you can use, don't forget to pull a local police report, Colorado criminal report, a Bankruptcy report, and I recommend a search of the local court records for evictions.
