Changes to Lease Laws in Colorado
It’s fairly common for landlords to use leases they’ve purchased online or even ones they have drafted from scratch themselves. If you’re a landlord who utilizes these types of leases, you definitely need to be aware of the new laws that took effect on October 1, 2021.
Late Fees
Residential leases require that the late fees be kept at the greater of 5% of the past due amount, or $50. Landlords in violation of this and many other statutory provisions will be at risk of potential liability.
