We sold a house that needed roof replaced. Filed with insurance and they would cover if they received inspection report when finished. We put in closing docs at title company that we would cover roof when we receive inspection report. The title company cut a check for $7900.00 made out to the roofing company and gave to us to pay them when we received inspection report. We never received inspection report. Insurance claim expired and now they won’t pay. I contacted buyer back in September and he didn’t seem to care about it and haven’t heard from him since. The title company has contacted us because check is expired, needs to be re issued and they can’t get buyer to return calls either. We are out the $7900 because we can’t collect from insurance and we’ve contacted Title several times and all they say is they are trying to contact buyer. I believe buyer has relationship with roofer and has blown it off. It’s been over a year since house sold. Any idea what I do at this point ? Would like Title to re issue check to us as buyer failed to provide inspection report.
