If your lease agreement with the tenants specifies a specific notice requirement in the lease, then you must give the tenants the notice specified. Note, however, that the notice must run to the end of the month. So, if your lease requires a 30 day notice and today is September 7th, the earliest the tenants could be required to move out would be October 31st.

If the lease does not specify a notice requirement, Colorado law requires a minimum of a 21-day notice for month-to-month tenants. Again, the period must run to the end of the month. In this scenario, if today is September 7th, the tenants would have until September 30th to vacate the property if notice was given today.
