I co signed on a house for my daughter , her husband to be had bad credit. I and my daughter are on the mortgage but my now son-in-laws name is on the title. I would like to get my name off the mortgage , is there any other options beside them refinancing, his credit should be better but now with the interest rates much higher they are fighting me to wait until the rates come down.

As a co-signer on the mortgage, you will remain obligated on the mortgage until the house is sold, paid off, or refinanced. The mortgage company could relieve you of responsibility, however, from a practical standpoint it is unlikely to occur.  If you are on title to the property, you may be able to force a sale through a partition action. If you are not on title, you may also have an equitable interest in the property, which can be used to cause a sale of the house.
