My dad owns a trailer. He let a man move in the man moved in a woman, the man left her and the woman refuses to leave. We gave her eviction notice and she got a restraining order. Now he cannot return home. What can we do?

It seems your tennant's sub-tenant has a restraining order which prevents the tenant from occupying the leased property. The landlord has no duty to do anything to protect the tenant, but the tenant has a duty to pay the rent. If the landlord wishes to get involved he may be able to evict both the sub-tenant and the tenant but the landlords rights depend up on the lease, even if it is verbal. Evictions can be messy, I recommend that the landlord contact our office for a free case assessment to discuss the facts of the lease, his desired outcomes, his rights, the eviction process, timeline, how we can help, costs, etc. As it seems the landlord is living in the trailer with the tenant and sub-tenant he probably does not want to have to live through the eviction process twice!
