Colorado Non Lease Renewal

I am a Landlord in Colorado. I have a tenant in Brighton that has a 2 year lease expiring on March 31st.
The tenant has been consistently late with rent, lies all the time about when rent will be paid and I have had enough of it!!
The lease has a fixed expiration date and no right of renewal. What process do I need to follow to let them know that I will not be renewing the lease? Thanks

If your lease designates a specific end date and does not otherwise require notice then the lease itself serves as the notice, i.e. no additional notice is required to terminate the lease.

Hope that helps. If the tenant does not leave after the termination let us know we handle evictions on a flat fee basis up and down the front range.

In Colorado, a lease may be terminated automatically when the term of the lease expires. Colorado law says (C.R.S., Section 13-40-107(4)) says that when a lease expires on a date certain, no notice is required. However, you should check your lease to see if it imposes any additional requirements on you before the lease ends. While it is not required, you may also wish to send your tenants a notice to quit as a reminder that the lease is coming to an end.

Ultimately, each lease and the relationship between each landlord and tenant is unique. The specific terms of the lease and facts of each case impact the strategy and options. Our office would be happy to schedule a free consult to discuss your specific facts in detail.
