question iconHello, I live in Aurora, CO. I have a lease and cannot sublease. My friend lost her house and asked for help to live in my basement. I told her that I would like to help but I can’t have anything written between her and I coz of the lease. She moved in nad later asked me to sign contract paper I already told her I can’t but she said this is just “between us” later on things didn’t work out with her and I and I asked her my help is enough now they can go and start living by themselves but she insisted that we have contract until February 2021. They been hiding every time my landlord comes to check the house. Is the contract with her even valid? If the landlord find out can he evict her? Can he evict both of her and I? Can she sue the landlord? Can she sue me? Can I sue her if I get evicted? In the contract stated that utilities will be divided into two but now she has her own internet and stated she will not pay her half with me. Can I evict her if she doesn’t pay because that’s in contract to pay half and half utilities. Please help me. Thank you. RG
