Successfully Navigated Property Owner’s Double Lot Purchase Dilemma

An individual came to Robinson & Henry with quite the predicament. Instead of purchasing one plot of land, they had accidentally purchased two. 

As it turns out, the property descriptions on the purchase contract and the real estate listing were in conflict. The seller, who was also acting as the agent, failed to catch the mistake. 

However, the buyer needed to rectify the mistake for a few reasons. First, the oversight posed a significant risk to the client’s loan, given that the lender relied on the property’s legal description – not the online listing. Furthermore, our client’s title insurance covered both plots of land, but when our client attempted to file a claim, the company hesitated to accept it. 

By submitting a claim to the title insurance company on our client’s behalf and responding to the demand letter, we were able to ensure a smooth resolution to the situation.
