Good Afternoon T,

As opposed to a mechanics lien, which pursuant to C.R.S. 38-22-109 must be signed, sworn, and verified, a lien waiver does not. Specifically, a lien waiver pursuant to C.R.S. 38-22-119 only requires that the waiver contain a statement providing that all debts have been paid or will be timely paid.
