Residents at an apartment complex in Aurora have been dealing with broken mailboxes for months. Renters raised concerns over broken and vulnerable mailboxes, highlighting a widespread issue faced by many renters across the country.
Fox 31 asked Robinson & Henry to explain the landlord’s duty to fix the broken mailboxes. R&H Evictions Partner Kayla Banzali shed light on the legal aspects in an interview with Fox 31 about how unreparied mailboxes tempt thieves during tax refund season.
Banzali emphasized that landlords bear the responsibility for mailbox repairs, a duty often overlooked or neglected. She stressed the importance of tenants notifying landlords in writing about any mailbox damage to establish a documented trail in case of mail fraud or related issues.
“They have that responsibility, so ultimately if they do incur damages because of mail fraud or anything like that then they have that proof that they did put the landlord on notice of those issues,” said Banzali.
Banzali’s insights serve as a reminder of the importance of legal awareness in navigating tenant-landlord dynamics. She underscores the crucial role of legal guidance in protecting renters' rights. By informing tenants of their legal rights and ensuring landlords fulfill their obligations, she empowers individuals to advocate for themselves effectively.
With nearly 2 million packages stolen daily in the U.S., the significance of maintaining secure mailboxes, especially during tax refund season, cannot be overstated. In this situation, the property management company told Fox 31 that they’ve scheduled new mailboxes to be installed in late April.
